  • The danger of emotional strain when dealing with customers: Condominium managers are subject to a heavy psychological burden: the need to conceal their feelings and emotions in difficult times, when their customers demand constant availability and attention. In some cases, this can lead to a feeling of incomprehension, or even powerlessness, which in turn can lead to resignation on the part of some condominium managers. The risk is particularly acute at times of disagreement, or with particularly demanding customers. The possible damage is a deterioration in the working atmosphere, stress, anxiety, irritability, insomnia, addictive behavior (alcohol, food, drugs), even Burn-Out. To reduce these risks, it's important to take regular breaks outside the workspace to let off pressure and stress (e.g. 5 minutes outdoors every hour).

 

  • The danger of customer incivility/verbal aggression: Condominium managers can be exposed to verbal aggression at condominium meetings, during general assemblies, during appraisals with insurers, during building visits and more generally during any contact with difficult customers. This can arise from disagreements (services, payments, etc.), but also, and more rarely, from people who are drunk or under the influence of drugs. The risk of verbal aggression is present all year round, and we cannot predict when it will occur. The main risks are damage to psychological health, such as stress, sleep disorders, poor eating habits (snacking can lead to obesity), smoking, burn-out and depression. To reduce the risk of verbal aggression, it is advisable to talk to staff about conflict management, controlling behavior in the event of verbal aggression, stress management and detecting addictive behavior.

 

  • Falling on the same level: Condominium managers work in places where they can fall on the same level, whether indoors (e.g. at customers' and/or prospects' premises) or outdoors (e.g. in the street, getting out of their vehicle). The risk is greater outdoors when the ground is wet or degraded, or when weather conditions are poor (frost, ice, snow). Indoors, slippery floors, steps and wet floors are major fall hazards. Damage can include bruising, wounds that can become infected if not disinfected, and even fractures. To prevent the risk of falls on the same level, it is important to be equipped with good quality shoes with gripping soles.
     
  • The danger of physical aggression from customers: Condominium managers can be the target of physical aggression in certain contexts, such as during condominium meetings, general assemblies, etc.
